Director's responsibilities:
The financial statements of Sheldon Property Investments Limited (registered number:
|
Ms J Sheldon
Director |
The principal accounting policies are summarised below. They have all been applied consistently throughout the financial year and to the preceding financial year, unless otherwise stated.
Sheldon Property Investments Limited (the Company) is a private company, limited by shares, incorporated in the United Kingdom under the Companies Act 2006 and is registered in England and Wales. The address of the Company's registered office is 264 Banbury Road, Oxford, OX2 7DY, United Kingdom.
The financial statements have been prepared under the historical cost convention, modified to include the revaluation of freehold properties and to include investment properties and certain items at fair value, and in accordance with Section 1A of Financial Reporting Standard 102 (FRS 102) ‘The Financial Reporting Standard applicable in the UK and Republic of Ireland’ issued by the Financial Reporting Council and the requirements of the Companies Act 2006 as applicable to companies subject to the small companies regime.
The financial statements are presented in pounds sterling which is the functional currency of the Company and rounded to the nearest £.
Prior period adjustments are recognised retrospectively in accordance with FRS 102. Comparative amounts for the prior period presented are restated so that the financial statements reflect the correction of material errors as if they had never occurred.
The prior period adjustments in these financial statements relate to:
1. Investment Property Reclassification & Revaluation: The reclassification of property from Tangible Fixed Assets to Investment Property at fair value, together with the recognition of historical fair value revaluation movements.
2. Deferred Tax Accounting: The recognition of unrecorded deferred tax liabilities in respect of investment property revaluations and timing differences on tangible fixed assets.
Full quantitative details and the impact on the financial statements are disclosed in Note 3.
Taxation for the year comprises current and deferred tax. Tax is recognised in the Income Statement except to the extent that it relates to items recognised in other comprehensive income or directly in equity.
Current or deferred taxation assets and liabilities are not discounted.
Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.

The gain or loss arising on the disposal of an asset is determined as the difference between the sale proceeds and the carrying value of the asset, and is credited or charged to profit or loss.
Assets, other than those measured at fair value, are assessed for indicators of impairment at each reporting date. If there is objective evidence of impairment, an impairment loss is recognised in the Income Statement as described below.
Financial assets and financial liabilities are recognised when the Company becomes a party to the contractual provisions of the instrument.
Financial liabilities and equity instruments are classified according to the substance of the contractual arrangements entered into. An equity instrument is any contract that evidences a residual interest in the assets of the Company after deducting all of its liabilities.
Financial assets and liabilities are only offset in the Statement of Financial Position when, and only when there exists a legally enforceable right to set off the recognised amounts and the Company intends either to settle on a net basis, or to realise the asset and settle the liability simultaneously.
The amount recognised as a provision is the best estimate of the consideration required to settle the present obligation at the Statement of Financial Position date, taking into account the risks and uncertainties surrounding the obligation. Where a provision is measured using the cash flows estimated to settle the present obligation, its carrying amount is the present value of those cash flows (when the effect of the time value of money is material).
During the year, it was identified that an investment property had previously been incorrectly classified within Tangible Fixed Assets at historical cost rather than as an Investment Property measured at fair value, as required by FRS 102 1A. Consequently, no annual fair value revaluations had been recorded, and the associated deferred tax liabilities on both tangible fixed assets and investment property fair value gains had not been recognised.
To comply with FRS 102 1A, prior period adjustments have been recognised to restate comparative figures for the prior periods.
Nature of Adjustment:
1. Reclassification: The historical cost of the property (£266,162) was reclassified from Tangible Fixed Assets to Investment Property as at 1 January 2024 (pertaining to the year ended 31 December 2023).
2. Fair Value Revaluations:
A fair value uplift of £80,495 was recognised in the year ended 31 December 2023.
A further fair value uplift of £7,001 was recognised in the year ended 31 December 2024.
3. Deferred Tax Recognition:
As at 31 December 2023: Deferred tax liability on the investment property revaluation of £20,124 was recognised in the Revaluation Reserve. A deferred tax charge of £264 relating to tangible fixed assets was recognised against opening Profit and Loss reserves.
As at 31 December 2024: Deferred tax liability on the additional revaluation of £1,750 was recognised in the Revaluation Reserve. A deferred tax credit of £66 was recognised in the Profit and Loss Account for the year ended 31 December 2024.
There is no impact on the Corporation Tax charge or Corporation Tax liabilities for the current or prior financial years.

Valuation
Investment properties are measured initially at cost and subsequently at fair value at each reporting date. The fair value has been determined by the directors as at 31 December 2025 by reference to market data, including publicly available residential property valuation tools and regional house price indices (Nationwide House Price Index). Revaluation gains or losses are recognised as Other Comprehensive Income in the Profit and Loss Account in accordance with FRS 102.
