Property, plant and equipment
Property, plant and equipment is stated at cost less accumulated depreciation and impairment losses. Part of an item of property, plant and equipment having different useful lives are accounted for as separate items.
Depreciation is recognised so as to write off the cost or valuation of assets less their residual values over their useful lives, using the straight-line method. The estimated useful lives, residual values and depreciation method are reviewed at the end of each reporting period, with the effect of any changes in estimate accounted for on a prospective basis.
Depreciation is provided to write off the cost less estimated residual value, of each asset over its expected useful life as follows:
Fixtures and fittings are depreciated over five years with a nil residual value. Depreciation commences when the assets are available for use and is apportioned for part-year periods. | | Asset class and depreciation rate | | Land and Buildings | | | Plant and Machinery | | | Short Leasehold Properties | | | Investment Properties | | | Long Leasehold Properties | | | Commercial Vehicles | | | Fixtures and Fittings | 20% straight line | | Equipment | | | Motor Cars | |

Investment property
Investment property is property held to earn rentals or for capital appreciation, or both.
Investment property is initially recognised at cost, including directly attributable transaction costs. Subsequently, it is measured at fair value at each reporting date, with changes in fair value recognised in profit or loss. Investment property measured at fair value is not depreciated. |

(4) Critical accounting judgements and key sources of estimation uncertainty
General
In preparing the financial statements, the director makes judgements, estimates and assumptions that affect the carrying amounts of assets and liabilities. Actual results may differ from these estimates.
Investment property valuation The investment property is carried at an estimated fair value of £333,675 at 31 December 2025. This is the director's estimate, taking into account an informal agent opinion that the property's market value remained approximately equal to its purchase price. No independent formal valuation was obtained. Changes in market conditions or valuation assumptions could materially affect the carrying amount and the related gain or loss recognised in profit or loss.
Useful life of fixtures and fittings Fixtures and fittings are depreciated over an estimated useful life of five years with a nil residual value. The useful life and residual value are reviewed at each reporting date. |
