| 8. | LEASEHOLD PREMISES/MANAGEMENT CHARGES |
| The North East Civic Trust Limited holds the freehold of Belford Hall. Belford Hall Management Company Limited holds the Hall under a 999 year ten day lease which commenced on 25th May 1986. No rent is payable under this lease. The Hall is divided into individual apartments which are themselves held under sub-lease from the Belford Hall Management Company Limited. These also are 999 year ten day leases with the same starting date and with the annual rent for each apartment of 1 peppercorn payable to the Trust. The terms of the main lease and the sub leases are such that the lease holders of the individual apartments are required to pay management charges to the Management Company and the Management Company is responsible, amongst other things for the upkeep and maintenance of the Hall and grounds, for the insurance of the buildings, for the public liability insurance and for opening the grounds to the public for at least sixty days per year. Counsel's opinion has been taken to the effect that holiday sub-lettings are not allowable within the terms of the individual apartment leases. |
