PART 1: GENERAL DESCRIPTION OF THE COMPANY’S ACTIVITIES AND IMPACT We continue to grow and build on the well laid foundations of prior years; our aims and objectives are unchanged. The Station at Hollingbourne Community Interest Company operates the Signal Box Cafe and runs or facilitates various events using the space at The Station at Hollingbourne. Managed by local people committed to addressing rural isolation, the project has successfully evolved from a simple events space in 2023 into an essential, thriving community hub. During the financial year 2025-2026, the CIC successfully delivered community benefit by: - Tackling Social Isolation by providing a warm, welcoming space for local residents, particularly those at risk of social or rural isolation to connect, engage in conversation. During the period we strengthened our inclusivity, supporting a diverse range of individuals to grow in confidence through their volunteering activities. - Fostering Social Cohesion by strengthening ties across the village. Residents of all ages and stages in life regularly use the cafe to arrange meet ups, creating a close-knit social network that actively links with other local groups, including the Women's Institute and the Garden Society. - Promoting Activity, Travel and Tourism by serving as a stop off and base for cyclists, walkers, and motorcyclists. Situated equidistantly between the Leeds Castle estate and the North Downs Way and Pilgrims Way, the cafe actively encourages outdoor recreation and sustainable tourism. - Creating Local Employment & Development, with one full-time and two part-time roles to manage the kitchen and cafe operations, we have also supported a few school leavers to gain work experience and help give them confidence and skills to enter the workplace. - Preserving Local Heritage, as the company proudly breathes new life into a beautiful Victorian station building after more than 32 years of disuse. The venture has successfully transformed a once-abandoned historical asset into an essential, thriving village centre. - Providing Community Entertainment, hosting regular pottery and craft evenings amongst others. - Mobilising Volunteer Support, benefiting from more than thousands of hours of volunteer time, with volunteers ranging from the ages of 16- 79 and dedicated to facility management, cafe service, and the governance of the CIC. During this financial year, one director was also employed as the manager of the cafe to oversee daily operations. However, her director work is unpaid. Aside from this specific operational role, no directors or officers of the CIC received any remuneration, benefits, or financial compensation of any kind. As a point of disclosure, one other director is a related party to another individual paid in an operational role at the Signal Box Cafe. The Station at Hollingbourne continues to operate on a non-profit basis, dedicated to improving community inclusion, integration, and local well-being.
The CIC runs with a governing board comprising skilled local people who are committed to meet the need for a social space in the village and providing resilience and support to the CIC’s operations. Responsibilities are assigned for governance, accounting and treasury, facilities management, people management, general oversight and each takes part in cafe operations by volunteering, alongside more than 19 other members of the community. The CIC runs a website and frequently uploads content of social media for The Signal Box Cafe. The CIC has a number of formal and informal stakeholders, including Southeastern Trains, Network Rail and Community Rail Partnership, with which we engage regularly regarding matters concerning the building we occupy and other assurance matters. We are grateful for the support of all these stakeholders, as well as Sustrans and Maidstone Borough Council. We seek feedback from our community and welcome local suggestions, while encouraging people to help instead of advising ‘from the sidelines’. We keep a guestbook and regularly ask visitors ‘what the station means to them’.
One individual has been employed as Operations Manager for the Signal Box Cafe since April 2025, a remunerated role and became a director of the company in January 2026 which is unremunerated. The total amount paid or receivable by directors in respect of qualifying services was £33,202. There were no other transactions or arrangements in connection with the remuneration of directors, or compensation for director’s loss of office, which require to be disclosed.
No transfer of assets other than for full consideration
