During the year CafesideMTB CIC continued working with Forestry England towards a long-term lease of Chalet Woods, so that the existing mountain bike trails can be protected and the site run as an official mountain bike park. Solicitors for both parties exchanged several revised drafts of the lease throughout 2025 and early 2026, and negotiations were ongoing at the year end. In May 2025 the company commissioned a planning appraisal from Base Planning Consultants, setting out a strategy for securing the existing use of the site for mountain biking activities. During the autumn of 2025 the company compiled photographic and video evidence of mountain biking at the site dating back to 2009, to support an application for a Certificate of Lawful Existing Use or Development (CLEUD). At the year end the company aimed to complete the lease and submit the CLEUD application by the end of June 2026. Since the year end, the lease was signed in July 2026 and the CLEUD application was submitted to Teignbridge District Council in August 2026. The company agreed management regulations, KPIS and a list of permitted trail-building materials with Forestry England, based on sustainable trail-building guidance, and continued to maintain the trails in an ecologically sensitive way within the guidelines set by its ecologists and Forestry England. The company's site rules and code of conduct for all users (mountain bikers, walkers, dog walkers and horse riders) continue to support shared use of this open-access woodland. The company also registered with the Information Commissioner's Office so that it can hold supporters' and site users' details properly. Outdoor First Aid training has been booked for three of the CICs Members in May 2026. These activities benefit the local mountain biking community and the wider community who use Chalet Woods, by working towards a safe, well-managed and secure future for the site.
Mountain Bikers - Site users CafesideMTB CIC kept its supporters up to date on progress with the lease and planning through regular social media updates. Regular supporters helped fund the company's work through Crowdfunder. Dig days and public test riding with volunteers will be starting in Q3 2026 once the lease has been signed and insurance is in place. Forestry England - Land owner CafesideMTB CIC held regular meetings with Forestry England to move the lease forward, and worked with them on the lease terms, ecology, the agreed materials list and future site management and KPIs. Base Planning Consultants and Teignbridge District Council - Planning CafesideMTB CIC held meetings with Base Planning Consultants to develop a planning strategy for the site and to prepare its application to Teignbridge District Council for a Certificate of Lawful Existing Use or Development (CLEUD).
