2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
These financial statements have been prepared in accordance with FRS 102, The Financial Reporting Standard applicable in the UK and Republic of Ireland, including the provisions of Section 1A “Small Entities”, and the requirements of the Companies Act 2006.
These are the company's first financial statements prepared under FRS 102. The date of transition to FRS 102 was 1 March 2024. The comparative information has been restated where necessary in accordance with Section 35 of FRS 102.
2.2. Turnover
Turnover is measured at the fair value of the consideration received or receivable, net of discounts and value added taxes. Turnover includes revenue earned from the sale of goods and from the rendering of services. Turnover is reduced for estimated customer returns, rebates and other similar allowances.
2.3. Investment Properties
Investment properties are properties held to earn rental income and/or for capital appreciation.
Investment properties are measured at fair value at each reporting date. Changes in fair value are recognised in profit or loss in the period in which they arise.
Investment properties are not depreciated.
Investment properties were valued at £867,900 at 28 February 2026 (2025: £869,730). The resulting fair value loss of £1,830 (2025: gain £22,030) has been recognised in profit or loss.
2.4. Fair value measurement
Fair value is determined by the directors by reference to available market evidence. At 28 February 2026, the fair values were based on current market valuations provided by the estate agent responsible for managing the properties. Comparative and transition-date fair values were determined by reference to property valuations obtained from Nationwide. The directors consider these valuations to provide a reasonable estimate of the properties' fair values at the relevant reporting dates.

Deferred tax assets are recognised only when it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.
Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the reporting date and that are expected to apply when the timing differences reverse.

10. Transition to FRS 102
These are the company's first financial statements prepared in accordance with FRS 102. The company's date of transition was 1 March 2024.
Under the company's previous accounting framework, FRS 105, investment properties were carried at cost. Under FRS 102, investment properties are measured at fair value with changes in fair value recognised in profit or loss.
At the transition date of 1 March 2024, the fair values were determined by reference to property valuations obtained from Nationwide. The carrying value of the investment properties was consequently increased from £822,278 to £847,700, resulting in an increase in opening retained earnings of £25,422.
During the comparative year ended 28 February 2025, a further fair value gain of £22,030 was recognised in profit or loss, increasing the carrying value of the investment properties to £869,730.
The principal effect of the transition is therefore the change in the measurement basis of the investment property from cost to fair value.
