Notes to the Abridged Financial Statements
1. General Information
McKelvie Properties Limited is a private company, limited by shares, incorporated in England & Wales, registered number 16187079 . The registered office is The Junction Office 43, Charles Street, Horbury, WF4 5FH.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention, as modified by the measurement of investment properties at fair value, and in accordance with Financial Reporting Standard 102 section 1A Small Entities “The Financial Reporting Standard applicable in the UK and Republic of Ireland” and the Companies Act 2006.
The financial statements are presented in pounds sterling, which is the functional currency of the company, and are rounded to the nearest £1.
2.2. Going Concern Disclosure
The company had net liabilities at the balance sheet date, arising from loans from the directors which are interest-free and repayable on demand. The directors have confirmed that they will not seek repayment of these loans until the company has sufficient funds to do so, and accordingly the financial statements have been prepared on the going concern basis.
2.3. Turnover
Turnover represents rental income receivable from the letting of the company’s investment properties. Rental income from operating leases is recognised on a straight-line basis over the term of the lease. Rent received in advance is included within creditors as deferred income, and rent due but not yet received is included within debtors as accrued income.
2.4. Investment Properties
All investment properties are carried at fair value determined annually and derived from the current market rents and investment property yields for comparable real estate, adjusted if necessary for any difference in the nature, location or condition of the specific asset. No depreciation is provided for. Changes in fair value are recognised in the profit and loss account.
The investment properties were acquired during the period and have been valued by the directors at 31 January 2026. In the directors’ opinion, fair value is not materially different from cost.
