NOTES TO THE FINANCIAL STATEMENTS
FOR THE YEAR ENDED 31 MARCH 2026

1. STATUTORY INFORMATION

Macasa Property & Management Limited is a private company, limited by shares , registered in England and Wales. The company's registered number and registered office address can be found on the Company Information page.

2. ACCOUNTING POLICIES

Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102, “The Financial Reporting Standard applicable in the UK and Republic of Ireland”, applying the presentation and disclosure provisions of Section 1A “Small Entities”, and the Companies Act 2006. The financial statements have been prepared under the historical cost convention, modified to include investment properties at fair value.

Turnover
Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes.

Rental income from operating leases is recognised on a straight-line basis over the lease term, unless another systematic basis is more representative of the pattern in which the benefit from the leased property is diminished. Lease incentives are recognised as a reduction of rental income over the lease term.

Investment property
Investment properties are properties held to earn rental income, for capital appreciation, or both. They are initially recognised at cost and subsequently measured at fair value at each reporting date. Changes in fair value are recognised in profit or loss. Investment properties measured at fair value are not depreciated. Expenditure on repairs and maintenance is recognised in profit or loss as incurred; expenditure meeting the asset recognition criteria is capitalised.

Taxation
Taxation for the year comprises current and deferred tax. Tax is recognised in the Income Statement, except to the extent that it relates to items recognised in other comprehensive income or directly in equity.

Current or deferred taxation assets and liabilities are not discounted.

Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date.

Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the year end and that are expected to apply to the reversal of the timing difference.

Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.

Financial instruments
Cash and basic financial liabilities are initially recognised at the transaction price, including directly attributable transaction costs, unless the arrangement constitutes a financing transaction. Basic financial liabilities are subsequently measured at amortised cost using the effective interest method. Short-term creditors are measured at the undiscounted amount payable unless they constitute a financing transaction.

3. EMPLOYEES AND DIRECTORS

The average number of employees during the year was 1 (2025 - 1 ) .

4. INVESTMENT PROPERTY

NET BOOK VALUE
At 31 March 2026 1,236,000
At 31 March 2025 1,236,000

At 31 March 2026, the company's investment properties were carried at a fair value of £1,236,000 (2025:
£1,236,000). The investment properties were independently valued by the Director based on his online research. The director is of the opinion that, given the static nature of the property market in recent times, the difference between the fair value and the estimated fair value was not significant, therefore he has adopted the fair value based on his research. The directors have considered these valuations in assessing the fair value of the investment properties at 31 March 2026. The directors consider that the carrying value of £1,236,000 remains an appropriate estimate of the fair value of the investment properties at 31 March 2026. Accordingly, no fair value adjustment has been recognised during the financial year.Had the property been measured under the cost model, its carrying amount at 31 March 2026 would have been £1,064,863.
