REPORT OF THE TRUSTEES
FOR THE YEAR ENDED 31ST DECEMBER 2025
ACHIEVEMENTS AND PERFORMANCE
Property and development
A key focus during the year has been the ongoing improvement and adaptation of the charity's property.
Following a planned transition in the use of residential areas, the trustees have progressed a programme of refurbishment and reconfiguration of accommodation on the upper floors of the building. These works are being undertaken with the intention of improving standards, ensuring compliance, and supporting a more sustainable model of use.
In particular, accommodation on the second and third floors is being adapted in line with its existing HMO status to support structured residential use, including student-style occupation consistent with the charity's educational objectives.
The works include general upgrading of facilities, improvements to services and infrastructure, and necessary repair and maintenance to both internal and external elements of the building.
The project remains ongoing, with phased works continuing beyond the year end. The trustees are mindful of regulatory requirements and are taking appropriate professional advice to ensure compliance where required.
The trustees consider this programme of works to be a necessary and appropriate investment in maintaining and improving the charity's principal asset and ensuring its long-term sustainability.
Governance and Development
During the year, the trustees undertook a review of the charity's governing documents to ensure continued clarity in relation to its objectives and activities.
This work is intended to strengthen governance, ensure alignment with current practice, and support the effective operation of the charity moving forward.
The trustees have continued to oversee the charity's activities carefully, ensuring that decisions are taken in the best interests of the charity and in furtherance of its objectives.

NOTES TO THE FINANCIAL STATEMENTS
FOR THE YEAR ENDED 31ST DECEMBER 2025
| 1. | ACCOUNTING POLICIES |
Basis of preparing the financial statements
The financial statements of the charitable company, which is a public benefit entity under FRS 102, have been prepared in accordance with the Charities SORP (FRS 102) 'Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019)', Financial Reporting Standard 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland' and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.
Income
All income is recognised in the Statement of Financial Activities once the charity has entitlement to the funds, it is probable that the income will be received and the amount can be measured reliably.
Expenditure
Liabilities are recognised as expenditure as soon as there is a legal or constructive obligation committing the charity to that expenditure, it is probable that a transfer of economic benefits will be required in settlement and the amount of the obligation can be measured reliably. Expenditure is accounted for on an accruals basis and has been classified under headings that aggregate all cost related to the category. Where costs cannot be directly attributed to particular headings they have been allocated to activities on a basis consistent with the use of resources.
Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.
| Freehold property and improvements | - |
| Fixtures and fittings | - |
Land and buildings are shown at cost less any accumulated depreciation and any accumulated impairment losses.
Land and buildings are depreciated over their estimated useful economic life after taking the residual value of the assets into consideration. The trustees consider the residual value of the company's land and buildings to be in excess of the original cost and consequently no depreciation is provided.
The residual value of the company's assets and whether the value has been impaired are considered by the trustees on an annual basis.
It is the opinion of the trustees that the freehold property is maintained at such a level that its residual value would be in excess of its original cost, and hence any depreciation charge would be immaterial.
Taxation
The charity is exempt from corporation tax on its charitable activities.
Fund accounting
Unrestricted funds can be used in accordance with the charitable objectives at the discretion of the trustees.
