Judgements in applying accounting policies and key sources of estimation uncertainty
The preparation of financial statements in compliance with FRS 102 Section 1A Small Entities may require the use of certain critical accounting estimates. It may also require the directors to exercise judgement in applying the accounting policies. |
In preparing these financial statements the directors have had to make the following significant judgement: |
Determination of the fair value of an investment property in respect of the state of the property market in the location where the property is situated and in respect of the range of reasonable fair value estimates of the asset. There is an inevitable degree of judgement involved in that every property is unique and value can ultimately only be reliably tested in the market itself. The valuation method is further described in note 4 together with the valuation of the property at the reporting date. |
There were no other significant judgements or areas of estimation uncertainty. |
Summary of significant accounting policies
The principal accounting policies applied in the preparation of these financial statements are set out below.

Turnover
Turnover represents rental income receivable under operating leases and insurance recharges credited to profit or loss on a straight line basis over the term of the leases.
Rent free periods and lease incentives are spread over the period to lease expiry or, where it is reasonable to be certain that a tenant break clause will be exercised, to the break date.
Where the company acts as principal in relation to insurance arrangements, amounts recharged to tenants are recognised as revenue on a gross basis, with the related insurance premiums recognised separately as expenses. The income and expenditure is recognised over the period to which the premiums relate. Where the company acts as agent in relation to other services provided to tenants, amounts collected on behalf of third parties are not included in revenue.
Turnover arises solely in the United Kingdom.
Tax
The tax expense for the year comprises current tax. Tax is recognised in profit or loss, except that a charge attributable to an item of income or expense recognised as other comprehensive income or to an item recognised directly in equity is also recognised in other comprehensive income or directly in equity respectively.
The company's liability for current tax is calculated using tax rates and laws that have been enacted or substantively enacted by the end of the reporting period.
Current tax assets and liabilities are not discounted.
Investment property
Financial instruments
Cash and cash equivalents
Cash is represented by cash in hand and deposits held with financial institutions repayable without penalty on notice of not more than 24 hours.
Trade debtors
Trade debtors are amounts due from tenants in the ordinary course of business.
Trade debtors are recognised initially at the transaction price. They are subsequently measured at amortised cost using the effective interest method, less provision for impairment. A provision for the impairment of trade debtors is established when there is objective evidence that the company will not be able to collect all amounts due according to the original terms of the receivables.

Trade creditors
Trade creditors are obligations to pay for goods or services that have been acquired in the ordinary course of business from suppliers. Trade creditors are classified as current liabilities if the company does not have an unconditional right, at the end of the reporting period, to defer settlement of the creditor for at least twelve months after the reporting date. If there is an unconditional right to defer settlement for at least twelve months after the reporting date, they are presented as non-current liabilities.
Trade creditors are recognised initially at the transaction price and subsequently measured at amortised cost using the effective interest method.
Dividends
Equity dividends are recognised when they become legally payable, interim dividends when paid and final dividends when approved by the shareholders at an annual general meeting.
