Basis of preparing the financial statements
Turnover
Turnover represents rental income receivable from the property owned by the company, excluding value added tax.
Rental income from investment properties is recognised on a straight-line basis over the period of the lease or tenancy agreement to which it relates. Income is recognised when it is probable that the economic benefits will flow to the company and the amount of revenue can be measured reliably.
Any rent received in advance is deferred and recognised in the profit and loss account over the period to which it relates. Rent receivable but not yet received at the reporting date is included within debtors.
Tangible fixed assets
Depreciation is provided so as to write off each asset over its estimated useful life as follows
Plant and machinery - straight line over seven years
Investment property
Investment property is shown at most recent valuation. Any aggregate surplus or deficit arising from changes in fair value is recognised in profit or loss.
Investment property is initially recognised at its purchase price. It is subsequently measured at fair value at each reporting date, with changes in fair value recognised in profit or loss. Fair value is derived from the current market rents and investment property yields for comparable properties.
Financial instruments
The Company only enters into basic financial instrument transactions that result in the recognition of financial assets and liabilities like trade and other debtors and creditors, loans from banks and other third parties, and loans from related parties.
Taxation
Taxation for the period comprises current and deferred tax. Tax is recognised in the Income Statement, except to the extent that it relates to items recognised in other comprehensive income or directly in equity.
Current or deferred taxation assets and liabilities are not discounted.
Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date.
Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the period end and that are expected to apply to the reversal of the timing difference.
Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.

The company holds two investment properties at the year end. The purchase of the first property was concluded on 24th November 2025. The directors consider the fair value of the property at the year end to be its purchase price.
Contracts were exchanged on the second property on 19th September 2025. Completion is due to take place post period end in December 2027. The exchange of contracts is legally binding, the company has an entitlement to the property and a financial obligation to pay for it. The full cost of the property is therefore recognised at the balance sheet date, with the outstanding amount to be paid shown in other creditors.
