The financial statements were approved and authorised for issue by the director on
Streeter, Natalia Maria
Director |
Company registration number SC718829
The company is a private company limited by shares and registered in Scotland. The company's registered number and registered office address can be found on the Company Information page.
The financial statements are presented in sterling and this is the functional currency of the company.
The financial statements have been prepared in accordance with FRS 102, The Financial Reporting Standard applicable in the UK and Republic of Ireland, including Section 1A Small Entities, and the Companies Act 2006.
The financial statements have been prepared under the historical cost convention, modified to include investment properties at fair value.
At 31 January 2026, the company had net current liabilities of £129,737, including amounts owed to the director of £125,966.
The director has considered the company's forecast cash flows, anticipated rental income and financing obligations for a period of at least 12 months from the date of approval of these financial statements. The director has confirmed that repayment of amounts owed to her will not be sought during that period where this would prevent the company from meeting its liabilities as they fall due.
Having considered these matters, the director considers that the company has adequate resources to continue in operational existence for the foreseeable future. The financial statements have therefore been prepared on a going concern basis.
Turnover comprises rental income from residential investment properties. Rental income from operating leases is recognised on a straight-line basis over the term of the tenancy. Amounts received in advance are deferred and recognised in the period to which they relate.
Interest payable and other borrowing costs are recognised in profit or loss using the effective interest method. Transaction costs directly attributable to obtaining borrowings are included in the initial carrying amount of the liability and recognised over the term of the borrowing.
Deferred tax is recognised in respect of all timing differences between the recognition of income and expenses in the financial statements and their inclusion in tax assessments. Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits. Deferred tax is measured using the tax rates and laws that have been enacted or substantively enacted by the reporting date and that are expected to apply to the reversal of the timing difference, except for revalued land and investment property where the tax rate that applies to the sale of the asset is used. Current and deferred tax assets and liabilities are not discounted.
Investment properties are properties held to earn rental income or for capital appreciation, or both.
Investment properties are initially recognised at cost, including directly attributable acquisition costs. They are subsequently measured at fair value at each reporting date, with changes in fair value recognised in profit or loss.
No depreciation is charged on investment properties.
Short term debtors are measured at transaction price (which is usually the invoice price), less any impairment losses for bad and doubtful debts. Loans and other financial assets are initially recognised at transaction price including any transaction costs and subsequently measured at amortised cost determined using the effective interest method, less any impairment losses for bad and doubtful debts.
Short term creditors are measured at transaction price (which is usually the invoice price). Loans and other financial liabilities are initially recognised at transaction price net of any transaction costs and subsequently measured at amortised cost determined using the effective interest method.
Ordinary shares are classified as equity. Incremental costs directly attributable to the issue of new ordinary shares or options are shown in equity as a deduction, net of tax, from the proceeds.

The investment properties comprise residential properties held for long-term letting.
The fair value of the investment properties at 31 January 2026 was assessed by the director using a market comparison approach. The assessment considered previous refinancing valuations and available evidence of comparable local property sales, taking account of each property's location, size, condition and tenancy status. The director also considered changes in local market conditions since the previous valuations.
The assessment supported the existing carrying values and no fair-value gain or loss was recognised during the year. No independent external valuation was obtained at the reporting date.
