Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.

The financial statements are prepared in sterling, which is the functional currency of the entity. Amounts are rounded to the nearest £1.

Turnover
Turnover represents gross rental income receivable from properties held during the period.

Stocks
Inventory comprises property held for sale in the ordinary course of business and is stated at the lower of cost and estimated selling price less costs to complete and sell.

Taxation
Taxation for the year comprises current and deferred tax. Tax is recognised in the Statement of Income and Retained Earnings, except to the extent that it relates to items recognised in other comprehensive income or directly in equity.

Current or deferred taxation assets and liabilities are not discounted.

Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date.

Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the year end and that are expected to apply to the reversal of the timing difference.

Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.

Going concern
At the balance sheet date, the company had net current liabilities of £29,097 (2025: £208) and retained losses of £29,197 (2025: £308). 9. POST BALANCE SHEET EVENTS

Subsequent to the year end, the Company changed its intended use of a property that had been included within inventories at the reporting date.

At the balance sheet date, the property was actively marketed for sale and was therefore classified as stock. Following an unsuccessful sale process and continued uncertainty within the UK property market, the directors reassessed their intentions for the property and determined that it would be appropriate to retain the property and generate rental income by letting it on a commercial basis.

As a consequence, after the reporting date the property was transferred from inventories to investment property.

The property had originally been financed through a bridging loan arrangement pending its anticipated sale. Following the failed sale attempt, the bridging facility required to be renewed. Approximately one month after the year end, the Company refinanced the property through a long-term mortgage arrangement, the proceeds of which were used to repay the bridging loan in full.

The decision to retain and let the property, together with the refinancing arrangements entered into after the reporting date, represent non-adjusting events occurring after the end of the reporting period. Accordingly, no adjustment has been made to the amounts recognised in these financial statements as at the balance sheet date.

The directors consider these events to be material to an understanding of the Company's financial position and future financing arrangements and have therefore disclosed them in accordance with FRS 102.
