The investment property is valued at the balance sheet date by the directors, based on available market information and the condition of the property. The directors believe their valuation would not be materially different from a professional valuation.
The freehold was acquired on 24 February 2023 for £1, subject to four 125-year leases under which no ground rent is payable. As the freehold generates no income and the reversion at the end of the leases has negligible present value, the directors consider its fair value to be £1, equal to cost.
