Financial Commitments – Property Rental Agreement

At 31 January 2026, Properties OM Ltd held a 24-month rental agreement for 23 Apsley Road, London SE25 4XT, commencing on 17 December 2025 and ending on 16 December 2027.

The monthly rent is £2,350. The agreement includes a break clause after six months, subject to two months' notice.

At the balance sheet date, the remaining rental commitment to the earliest possible termination date was £9,400, including £2,350 already paid in advance. The additional rental payments required were therefore £7,050.

The advance rent of £2,350 is included in Prepayments in the Balance Sheet. A separate refundable security deposit of £2,350 is included in Other Debtors and does not form part of the rental commitment.

The agreement provides for the advance rent to be applied to December 2026 if the tenancy continues beyond the break date.
