Notes to the Financial Statements
1. General Information
The Cygnet (Kent) Ltd is a private company, limited by shares, incorporated in England & Wales, registered number 13876377 . The registered office is 34 Old Green Road, Broadstairs, Kent, CT10 3BP.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention, modified by the measurement of investment properties at fair value, and in accordance with FRS 102, including Section 1A Small Entities, and the Companies Act 2006.
2.2. Going Concern Disclosure
The directors have not identified any material uncertainties related to events or conditions that may cast significant doubt about the company's ability to continue as a going concern.
2.3. Turnover
Rental income from investment properties is recognised on a straight-line basis over the rental period to which it relates.
2.4. Investment Properties
All investment properties are measured at fair value, as determined annually by the directors based on current market rents and yields for comparable properties, adjusted as necessary for differences in location, condition, or other relevant factors. No depreciation is charged on investment properties.
Changes in fair value are recognised in the profit and loss account in accordance with Section 16 of FRS 102. The cumulative revaluation surplus is transferred to a separate non-distributable property reserve, which is ring-fenced and not available for distribution.
Deferred Taxation
Deferred taxation is recognised at each valuation date in accordance with Section 29 of FRS 102. The measurement of deferred tax liabilities and assets reflects the tax consequences that would follow from the manner in which the company expects to recover or settle the carrying amount of its assets and liabilities at the end of the reporting period.
2.5. Taxation
Income tax expense represents the sum of the tax currently payable and deferred tax.
The tax currently payable is based on taxable profit for the year. Taxable profit differs from profit as reported in the statement of comprehensive income because of items of income or expense that are taxable or deductible in other years and items that are never taxable or deductible. The company's liability for current tax is calculated using tax rates that have been enacted or substantively enacted by the end of the reporting period.
Deferred tax is recognised on timing differences between the carrying amounts of assets and liabilities in the financial statements and the corresponding tax bases used in the computation of taxable profit. Deferred tax liabilities are generally recognised for all taxable timing differences.
2.6. Bank loans and finance costs
Bank loans are presented at the contractual amount outstanding less unamortised arrangement fees. Interest is charged to the profit and loss account over the period to which it relates.
Loan arrangement fees, including fees added to the loan balance, are initially deferred and charged to the profit and loss account on a straight-line basis over the term of the related borrowing.
3. Average Number of Employees
Average number of employees, including directors, during the year was: NIL (2025: NIL)
