KBF PROPERTIES LTD

Notes to the Financial Statements

for the Period Ended 28 February 2026

  • 1. Accounting policies

    Basis of measurement and preparation

These financial statements have been prepared in accordance with the provisions of Section 1A (Small Entities) of Financial Reporting Standard 102

    Turnover policy

Turnover is rental income from operating leases, recognised on a straight line basis over the lease term.

    Tangible fixed assets depreciation policy

Investment property is property held to earn rentals or for capital appreciation. It is initially recognised at cost, including the purchase price and directly attributable costs such as stamp duty land tax and legal fees. It is subsequently measured at fair value at each reporting date, with changes recognised in profit or loss. No depreciation is charged. Profit and loss reserves include an unrealised fair value loss of £14,467, which is not distributable.

    Valuation information and policy

The key estimate is the fair value of the investment property, valued by the director at £215,000 at 28 February 2026. It is based on the arm’s length purchase price paid in August 2025 and a lender’s valuation of £210,000 at that time. No independent valuer was engaged for the year end.

    Other accounting policies

Company information. KBF Properties Ltd is a private company limited by shares, incorporated in England and Wales. Its registered office is 4 Marina View Terrace, 145 Belswains Lane, Hemel Hempstead, England, HP3 9UZ. The company’s activity is letting residential property. The company is controlled by its director, who owns its entire issued share capital. Reporting period. These are the company’s first financial statements. They cover the period from incorporation on 4 February 2025 to 28 February 2026, its first accounting reference date, which is longer than one year. There are no comparative amounts. Basis of preparation. The financial statements are prepared in sterling, the company’s functional currency, rounded to the nearest £, under the historical cost convention modified to include investment property at fair value. Going concern. At 28 February 2026 the company had net liabilities of £14,093, mainly because acquisition costs of the property were written off on its first measurement at fair value. The company is funded by a loan from its director, repayable on demand. The director has confirmed she will not seek repayment for at least 12 months from the date these financial statements are approved, and rental income covers the mortgage interest. The director therefore considers it appropriate to prepare the financial statements on a going concern basis. Financial instruments. The company has only basic financial instruments under Section 11 of FRS 102. Bank loans are measured at amortised cost; costs of arranging the loan are deducted from it and charged to profit or loss over the initial fixed rate period. The director’s loan is repayable on demand and measured at the amount advanced. Debtors are measured at the amount expected to be received. Taxation. Current tax is provided at amounts expected to be paid. Deferred tax is recognised on timing differences, including fair value movements on investment property, measured at the rates expected to apply when they reverse. Deferred tax assets are recognised only when it is probable they will be recovered.
