The new tenants, House of Power have been in place for just over a year at time of writing. Despite a challenging start, due to trading during the winter months, Michelle has settled in well and has built up the business. The campsite visitors have boosted business during the summer months and there have been some large bookings including the successful village Christmas dinner. Michelle has opened a café in the barn serving light snacks and homemade cakes.
The thatch ridge was replaced in January which the directors approved the payment for. Unfortunately, an unforeseen cost of £2023 was agreed to be paid from the company funds due to years of neglect on the sewage waste system. We have asked the tenant to ensure an annual service is put in place. We managed to negotiate insurance cover by a different broker which has reduced the outgoings a little. Most recently we have the challenge of the boundary wall due to ivy being removed by the neighbour. This will have to be repaired and although not listed, it will need to be in keeping with the pub as a listed building and being in a conservation area.
The sector continues to be challenging particularly in rural locations and with the ongoing increased costs. This hasn't been helped by the reassessed business rates, (£4000+), being applied for 2026/27. The property has been exempt from business rates since covid. Therefore, the directors have continued to keep the rent at £15000 plus vat for another year.
