| 2. | PRINCIPAL ACCOUNTING POLICIES |
| Basis of preparing the financial statements |
| The financial statements are prepared on the basis of income and expenditure arising under the standard terms contained within leaseholder agreements. In the opinion of the directors, the provisions of Section 42 of the Landlord & Tenant Act 1987 do not apply to the company and therefore: |
| No statutory trust has been imposed on service charges rendered by the company; |
| The financial statements do not include any adjustments that would arise as a consequence of the existence of such a trust. |
| Turnover |
| Service charges receivable represent contributions receivable from members for the year, under the terms of their leasehold agreements. The level of charges is agreed with members each year and any surpluses or deficits arising during the year are taken into account when setting the following years budgets. |
| Major Works Expenditure |
| Major works can include expenditure on the maintenance, repair and general improvement of building exteriors and communal resources. The funding for major works is provided by reserve fund contributions which are agreed each year with members. Major works costs are recognised as expenditure in the year in which they are incurred and written-off as repairs and maintenance, unless otherwise agreed by members. |
| Taxation |
| The company does not undertake any form of economic or investment activities which should be brought within the scope of corporation tax. |
| 3. | AVERAGE NUMBER OF EMPLOYEES |
| The average number of employees during the year was NIL (2024 - NIL). |
| The directors acknowledge their responsibilities for: |
| (a) | ensuring that the company keeps accounting records which comply with Sections 386 and 387 of the Companies Act 2006 and |
| (b) | preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of each financial year and of its profit or loss for each financial year in accordance with the requirements of Sections 394 and 395 and which otherwise comply with the requirements of the Companies Act 2006 relating to financial statements, so far as applicable to the company. |
